A mild winter delivered good snowpack plus a few glorious storms bringing fantastic powder days, an extended ski season and bluebird weather! Tahoe-Truckee’s real estate followed suit with a busy February and a normalized Q1, 2025 market for both sale volume and pricing.
Our Elder Group Tahoe team conveyed $16,615,000 in Q1 closed sales volume; Alison continues to rank in the top echelon of Realtors locally and nationally. We successfully represented nine Clients and delivered fantastic inventory to market complimented by Elder Group Tahoe’s magic marketing, beautiful staging services and top-notch negotiations.
Two gorgeous, NEW construction luxury listings - in Lahontan and Schaffer’s Mill - were beautifully staged by Elder Group Tahoe and successfully conveyed to new owners in February. With client’s still building their dream homes, albeit rising costs, our home site listing in Schaffer’s Mill offered lovely views and conveyed at top dollar for the neighborhood. We represented Sellers and Buyers to convey a lovely, Gray’s Crossing property perfect for their future, mountain home.
Tahoe Donner remains a core focus for Elder Group Tahoe and experienced its normal, limited winter inventory with a plethora of buyers and product flying off the shelves. With just four days on market, 15148 Skislope Way - a stunning contemporary retreat built in 2022 - received multiple offers, conveying at $2,245,000. Tahoe Donner’s amenity filled neighborhood demonstrates it CAN and IS performing in the luxury market.
What’s Coming in Q2, 2025?
~ Elder Group anticipates a plethora of summer listing inventory in all price ranges and neighborhoods;
~ We’ll see limited, new construction “spec” projects due to rising building costs, tariff impacts and compressed profit margins;
~ A continued increase in cash purchases in the $1,500,000+ market, despite consistent interest rates;

~ Little to no change in how Seller’s handle concessions to buyer’s agents;

Alison and Desmond moved their family to Truckee from the Bay Area in 2002 to raise their kids “off the concrete” and allow their kids to pursue their dreams of Alpine racing. As graduates of Sugar Bowl Academy, their son Andrew is a two-time podium, All-American collegiate Alpine racer, a 2023 graduate from Colorado School of Mines, receiving a M.S. in Energy and Mineral Economics.
