As the “quiet season” arrives in Truckee-Tahoe, we revel in the glorious October weather, start of changing colors, warm days and crisper nights – Fall is arriving with winter close behind! With ski season on the way and already a dusting of snow, it’s time to think Truckee-Tahoe property! Our Elder Group team is operating on all cylinders and September was a normalized month – similar to the normalized market we’ve now entered!
September brought some absorption slow down and price adjustments are occurring in the 10% range. Interestingly, our online advertising had record breaking activity across all platforms. This tells us the consumers are surely interested in purchasing and watching the market closely. Our Elder Group team also had a stable month for sales volume in September with $5,425,000 in closings representing five Listing Clients and one Buyer Client.
Alison and our Team conveyed a lovely Old Greenwood townhome. After living in the luxurious Old Greenwood for over a decade, Alison and her family know Old Greenwood! Tahoe Donner was very active in September; four listings conveyed in this family friendly neighborhood including a lovely chalet walking distance to amenities, a chic property close to Tahoe Donner’s Trout Creek Rec Center and a fabulous custom home inside the coveted Swiss Lane “loop” for repeat Clients! A long time Tahoe Donner legacy family purchased a delightful, remodeled property. We conveyed a homesite in the primary residence community of Armstrong Tract for repeat Seller Clients.
Watch for our Q3, 2022 Statistics next weekend and see what the market is doing. As a “hint”, the property values are reasonably stable with some downward pressure of a few points in some neighborhoods. I do anticipate the number of properties conveyed will slow in the coming months with Sellers and Buyers needing to come to terms with changing market conditions. However, after the Covid-19 frenzy, Truckee-Tahoe remains a destination for the Bay Area. With limited new construction inventory, the resale market will hold steady and consistent in the coming months.
