What a winter season! If you’ve had a chance to read our recent E-News, Truckee-Tahoe has almost reached the 100-year snowfall record! Given the coming storms, there is high probability we’ll set a NEW record! It’s truly a winter wonderland – what an incredible last few months we’ve had in our mountain town! The first quarter in the Truckee real estate market has come to a close.
So, what’s happening with real estate in our market? With freeway closings, so much snow at the ski resorts and exciting storms, we have experienced an anticipated lower sales volume and inventory during Q1 – no surprise! Moving forward, we anticipate a ROBUST summer with fantastic products in all price segments based on early listing calls from our Clients.
Economically, we’ll see softening in lending programs and some price settling in the market. During the first quarter of 2023, property closed at an average of ~ 97% of list price.
Seller’s realize that aligning with current market conditions is key to pricing – and selling. Elder Group has a plethora of buyers waiting for the right inventory, resulting in pent up demand. We’re also seeing a consistent Buyer trend for the foreseeable future – moving assets to real estate AND enjoying mountain life makes a lot of sense for a fun lifestyle.
Elder Group has experienced a solid first quarter, tracking closely with Q1, 2022. Alison completed $14,400,000 in closings, representing nine transactions; four Sellers and five Buyer clients. Half of our Buyer Clients purchased Elder Group Tahoe listings. We welcomed new property owners to neighborhoods including Lahontan, Tahoe Donner, Glenshire and Truckee acreage property!
Completing 2022 in the Top 1% of the Tahoe Sierra MLS agent rankings and Top 1% nationally, Alison closed $112,000,000 in volume, with 89 transactions for single family homes, residential home sites and condo/townhomes.
