What a gorgeous summer and turbo charged last two months of Truckee-Tahoe real estate! Given the late winter transitioning to a late start to the summer, the market turned ON in early July – literally July 10th became ‘opening season’! Our Elder Group team worked hard to ensure our listings were ready to launch – with GREAT results for our Seller Clients. We brought beautiful and varied inventory to market and the Buyer Clients arrived with the sunshine to enjoy the spectacular, green and floral summer landscape!
In July and August, Alison and our Elder Group team conveyed $22,300,000 in closings, representing a total of 17 successful escrows with twelve (12) Seller Clients and five (5) Buyer Clients; three (3) Buyer Client’s purchased our well prepared and marketed Elder Group listing inventory. With the late start to the summer real estate season, we have BIG September and October closing volumes in escrow now. Truckee-Tahoe is surely the place to be, regardless of interest rates. Year to date, Alison has closed or has currently in escrow a whopping $71,000,000+ in 2023 property sales!
Alison’s often asked, “is the real estate market in Truckee-Tahoe changing? Are prices dropping?” After taking a deep dive with a veteran, local appraiser and assessing every key neighborhood market, the answer is consistent. Each of the Truckee-Tahoe markets reviewed show ‘stable’. Many of the communities demonstrated incremental price increases. Very positively, Elder Group clients have not experienced appraisal issues on any property, year to date, whether selling or buying. This also demonstrates a stable market and Alison’s knowledge of market conditions during buyer negotiations. Reviewing both statistical data and anecdotal information, we anticipate a solid market through year end.
Regarding prices and our stable market – accurate pricing is key to attract consumer attention and maximize the sales price when listing a property, particularly when the major consumer sites such as Zillow and Redfin provide price history and current “comps”. In today’s market, price reductions are usually due to overpricing the property at listing launch. Often, the price drop(s) attempt to align with the market. Until the price and the consumer’s perception of value aligns, there are low showings and no offers. Overpricing simply stalls the property in the market; showings are low and the home typically sells for less over a longer active listing period. Are there minor exceptions due to unusual properties with a smaller available market? Yes, indeed, we’ll always see some pricing adjustments however they should be avoided to drive the best value for both sellers and buyers.
