Glorious weather, clear blue skies, warm days, cool evenings and lots of sunshine represented our August weather here in Truckee-Tahoe! Our Team at Elder Group conveyed $8,045,000 in volume representing five Seller Clients and one Buyer/Seller Client.

As an August recap, we listed and conveyed a luxury property with peek Lake Tahoe views in the esteemed Tahoe Sierra Estates neighborhood; the beautiful, private beach and buoy field is spectacular and coveted! The gorgeous chalet at 13979 Ski Slope entered escrow in just 8 days! This lovely “castle” lights up at night and brings a lovely greenbelt setting and panoramic Carson Range views; really spectacular! Repeat Clients purchased the adjacent lot at 13965 Ski Slope to retain as open space, which is a nice plus for both neighbors! Our Client purchased a stunning property that is truly one of a kind at 11649 Mougle Lane; we also handled their former Tahoe Donner property which conveyed in early September. And, long time Truckee residents asked our Team to handle their estate property in the Armstrong Tract neighborhood; the cabin was in contract in 8 days! Overall, a great month and we so enjoy our Client relationships and exceeding their real estate goals!
Alison is receiving daily calls about the status of the real estate market here in Truckee-Tahoe. It is indeed shifting to a more normalized market with fewer multiple offers on properties – unless the home is considered “hot” and priced aggressively to drive attention. Contingency releases are back in place with most offers and the pre-Covid real estate days are returning. A complete Seller disclosure package is now the “norm” for Buyers to review for pre-offer evaluation.
Is the market falling significantly? The answer is a resounding “NO”. As I share with our Clients and prospective Buyers and Sellers, in 2021 the Buyers were ahead of the Sellers. Q2, 2022 showed an increase in pricing in most markets over year end 2021; see our Statistics by Neighborhood here. This means the market peaked in Q2, 2022.
What’s ahead? We will see some price reductions due to more balanced market demand, national economic shifts and longer days on market. The consumers are speaking clearly that 2021’s buying frenzy is over. Based on the data, this is an excellent time to list and sell a property here in Truckee-Tahoe and a very good time to purchase. With ski season approaching and ski leases in short supply, there is very nice inventory available at all price points.
