Second quarter 2023 – deemed the “long winter” – brought a slow melt to our 100 year, record breaking snow fall and the Truckee-Tahoe real estate market. While product absorption was limited, pricing increased in many neighborhoods including Lahontan, Schaffer’s Mill, Northstar and Palisades. Tahoe Donner’s median sales price decreased 12.7% over Q2, 2022. Martis Camp’s volume and pricing decreased significantly. Gray’s Crossing remained stable with reduced days on market. The broader Truckee neighborhoods experienced price softening consistent with North Lake Tahoe data while the West Shore’s median sales price increased. A number of neighborhoods experienced “zero” sales through Q2, 2023. The neighborhood data varies considerably specific to days on market, median sales price and volume of properties sold.
We anticipate the late start to the summer selling season will yield a robust Q3. It’s a solid time to sell due to limited inventory and still very strong prices. For buyers, some market softening in specific neighborhoods will fuel purchases with more negotiation ability than in 2022.
