I could not have sold my Truckee property under such disadvantageous circumstances without Elder Group. This entire group of professionals was amazing. I initially made a call in to Alison after receiving a flyer to my primary address and she patiently explained the process to me and gave me a pretty accurate estimate for what I could expect to get and that the sooner I could get it done, the better. With loans being more difficult to secure and interest rates rising under a heavily inflationary atmosphere, I was in a bit of a bind to get out of this property to address costs elsewhere. We met with Alison at the house to go over what was needed to be done to help clean up the property (deck stain, tree removal, moving furniture, etc), and she spent great quality time with us without feeling rushed. She set a timeline from house prep, to staging, to cleaning, to listing, and the team kept to the schedule to the day. Was really nice to not have to call around town to get people to help us, as Mari took care of everything. She scheduled “contractors/inspectors” to come to the house, provide us with a quote, allowed us to approve/deny the price before any work was completed. Took the stress out of the clean up, and had the house in pristine condition for pictures and listing. I rarely write testimonials, but in this case, I’ll make an exception because without Alison and her team we would not have been able to purchase our newly constructed lakefront home on the West Shore. By way of background, I was a residential developer earlier in my career and I’ve dealt with many brokers over the years. Alison represented us by a) selling our Tahoe west shore lakefront condo and b) purchasing a new west shore lakefront home. In 2021, we closed both transactions within 120 days of listing our condo for sale and closing the purchase of our new lakefront home on the West Shore. Unlike many qualified Tahoe real estate brokers, Alison isn’t afraid to tell you what you need to do to sell a property. In our case, we had previously listed our lakefront condo and had limited interest from Buyers. After generating only one offer in six months, we switched our listing to Alison. At her recommendation, we spent $20,000 and updated our lakefront condo from Tahoe cabin style to Tahoe Mountain modern style with new hardwood floors, new painting, and stagged the property with mountain modern furniture. Within 2 days after putting the property back on the market, we had a full price, all cash offer that closed in 20 days. Concurrently, we retained Alison to represent us regarding a new lakefront property that we wanted to buy. This lakefront property was brand new and a) it didn’t have a certificate of occupancy and b) there were buoy and CC&R issues that needed to be resolved. Alison Elder persevered in the depressed real-estate market of 2009/2010 to sell our small, old-Tahoe cabin and adjoining lot. The cabin was built in the early 1900s and predated Placer County Building Department records and the TRPA. In fact, although the cabin had indoor plumbing, it was built before there was a sewer in Carnelian Bay. Its location was grandfathered into the TRPA requirements for it predated the TRPA, but we still had to have the site surveyed and a site assessment performed by Placer County so that buyers would know the IPES for the cabin lot and the adjacent lot. Alison helped us over these regulatory hurdles and successfully sold the cabin and the adjoining lot.
