We’re combining our June and July Property Sellers and Buyers recap into one issue for your reading pleasure! It was a VERY busy two months with our Elder Group team transacting $32,400,000 in closings over 60 days and launching ~$40,000,000 in listing inventory during the same period! Wow – that was FUN!
What’s happening right now in Truckee-Tahoe real estate? If you had a chance to review our Q2 2022 Truckee-Tahoe Market Report, prices moved, mostly up, in almost every neighborhood when comparing Q2 2021 to Q2 2022. Prices have now peaked and inventory has increased. You’ll see some price adjustments and more aggressive listing prices in the coming months due to both of these factors. The cadence of Buyer Clients – there are plenty interested in purchasing property – are more careful now than the frenzy of last year’s summer market. For Seller’s, the market served them well over the past year, so now is a solid time to sell property, particularly with winter approaching and ski leases thin.
Our team listed and sold 12 properties from our inventory. In 50% of these transactions, Elder Group represented both the Sellers and Buyers. Our specialty is aligning our listings to ensure fantastic exposure and understanding our Buyer Client’s goals to match them with the perfect product! We welcomed six families to Truckee and their new mountain lifestyle.
Once again, we set the newest “comp” in Old Greenwood and another top “comp” for the Prosser Lake View Estates neighborhood. Both properties were stunning and unique. We also enjoyed working with a long-time local family to convey a lovely home nestled on a Glenshire meadow, a Winter Creek chalet transacted, a delightful Northstar Village condo with great views was quickly acquired pre-emptively. Multiple Tahoe Donner properties were absorbed, one of them twice in this period!
